A deck is the one part of the house that has to take everything Northland throws at it. Sun, salt, driving rain, humidity that never quite lets up. And people still expect it to look good with bare feet on it in January.
I build a lot of decks around Waipu, Waipu Cove, Langs Beach and Bream Bay. Coastal spots where the outdoor living space matters as much as the kitchen. So I get asked the same questions every summer. What timber should I use? How much will it cost? Do I need consent? And why did my last deck go grey and splintery after five years?
Here’s a proper rundown, with real numbers, written for Northland conditions specifically.
Why Northland is harder on a deck than almost anywhere else in NZ
This isn’t me talking up the job. Wet, warm Northland has one of the highest rates of timber decay in the country. The combination of high rainfall, constant humidity and strong UV is close to a worst-case scenario for exposed timber.
Add salt air on top of that if you’re anywhere near the coast, and you’ve got two problems at once. The salt eats the fixings. The moisture and UV work on the boards. A deck at Langs Beach lives a harder life than the same deck built in Hamilton.
What that means in practice: the stuff that’s invisible when the deck is finished, the fixings, the board spacing, the ventilation underneath, is what decides whether you get 8 years or 25 out of it. More on that further down, because it matters more than the timber choice most people obsess over.
What a deck actually costs in 2026
Let me give you the real ranges. These are installed prices per square metre, materials and labour together, based on what I’m seeing across Northland this year.
Treated pine sits at the bottom. It’s the cheapest way to get a deck down, and for a lot of jobs it’s the sensible choice.
Kwila and vitex, the hardwoods most people picture when they think “nice deck”, run roughly $450 to $650 per square metre installed. The kwila boards alone are $120 to $200 per square metre, and labour adds another $100 to $200 depending on how complicated the build is.
Composite decking runs $500 to $900 per square metre installed. The boards themselves are $100 to $200 per square metre, so you’re paying more for the product and the install than you might expect. What you get back is no oiling, no splintering, minimal fading, and warranties of 25 to 30 years.
So a modest 20 square metre deck (say 4m by 5m) lands somewhere between $9,000 and $18,000 depending on material and site. A big wraparound entertainer’s deck with steps, balustrades and a bit of height to it can run well past that.
Those are honest ballparks. Every site is different, and a sloping section at Waipu Cove costs more to build on than a flat back lawn in Ruakaka.
Kwila, the Northland favourite, and its one annoying habit
Kwila is the default hardwood deck around here for good reason. It’s dense, it’s hard, it looks fantastic when it’s oiled, and a well-built kwila deck lasts 15 to 25 years or more.
But there’s one thing nobody warns you about until it’s happening. Kwila bleeds.
It’s a tannin-rich timber, and for the first three to six months after it goes down, rain pulls a dark reddish-brown run-off out of the boards. That run-off stains anything light-coloured it lands on. Concrete paths, pavers, the render on the bottom of your wall. I’ve seen brand new kwila decks leave rust-coloured streaks all over a fresh concrete patio.
The fix is simple if you know it’s coming. Hose the deck down with low pressure every couple of weeks for the first few months to flush the tannin before it sets. If it does reach your pavers, a diluted oxalic acid cleaner from Bunnings lifts most of it. I always tell clients about this before we start, because a surprise brown stain on new concrete is a rough way to find out.
Kwila also needs oiling. Left bare in the Northland sun, it fades to a silvery grey within a year or two. Some people like that weathered look. If you don’t, you’re re-oiling every 12 to 18 months to keep the colour.
Composite: worth it, or overpriced plastic?
Composite has come a long way. The early stuff looked like plastic and got scorching underfoot. The current generation is genuinely convincing and a lot more comfortable.
For a coastal Northland home, the maintenance argument is strong. No oiling. No tannin bleed. It won’t splinter, warp or go grey. In a climate that punishes timber this hard, taking maintenance off the table has real value, especially for a holiday home or bach that sits empty half the year.
The catch is the upfront price and the look. Composite costs as much as or more than kwila to install, and no matter how good it’s got, it doesn’t have the feel of real hardwood underfoot. Some people care about that. Some don’t.
My honest take: if you want a deck you can forget about for 25 years, composite is the pick. If you love the look and smell of real timber and you don’t mind an afternoon with the oil every year or so, kwila is hard to beat. Both are right answers. It depends on the person.
Treated pine still has a place
Don’t write off pine. For a lot of decks, particularly ones that’ll be painted, tucked under cover, or built to a tight budget, H3.2 treated pine does the job.
H3.2 is the treatment level you want for decking boards. It’s rated for outdoor above-ground use and handles rain, decay and insects. Anything structural touching the ground needs to be H4 or better. If you’re getting a quote and it doesn’t mention treatment levels, ask. In Northland’s decay conditions, using the wrong grade is how you end up with soft, rotten framing in a few years.
Pine needs staining and sealing to hold up, and it’ll want re-doing more often here than in a drier part of the country. But it’s the cheapest way to get usable outdoor space down, and there’s no shame in that.
Do you need building consent for a deck?
This one trips people up constantly. The short version comes down to how far you could fall.
Under Schedule 1 of the Building Act, a deck is exempt from building consent as long as you can’t fall more than 1.5 metres from it, even if the thing collapsed. So a low deck sitting close to the ground on a flat section usually doesn’t need consent.
Two catches, and they’re important.
First, exempt doesn’t mean rules-free. The deck still has to meet the Building Code. Once there’s a drop of 1 metre or more off the edge, the Code requires a barrier or balustrade for safety. So even a consent-exempt deck often still needs a compliant rail.
Second, work out the fall from the worst point around the whole deck, not just the front. If your section slopes away, or the deck sits above a retaining wall, the drop on one side might be well over 1.5 metres even though the front step is low. That’s the point that decides whether you need consent.
And separate from all that, check the Whangarei District Council or Kaipara District Council district plan rules for your property. Things like site coverage limits, yard setbacks and daylight planes can catch a deck out, and in some cases you might need a resource consent even when a building consent isn’t required. Worth a quick call to the council before you commit to a design.
If you’re not sure which side of the line your deck falls on, that’s exactly the kind of thing I sort out before we start. Getting it wrong is expensive to fix later.
The details that actually decide how long your deck lasts
Here’s where most of the difference is made, and most of it you’ll never see once the deck is finished.
Fixings first. On any coastal job, and that’s most of what I build around Waipu and Bream Bay, you want T316 stainless steel fixings. Standard galvanised screws corrode in salt air and fail long before the timber does. I’ve pulled up decks where the boards were fine but every fixing had rusted through. T316 costs more. It’s not the place to save money on a coastal deck.
Board spacing next. Boards need a 4 to 6mm gap between them so water drains and air moves. Pack them tight and water sits, timber stays wet, and decay sets in. In Northland’s humidity that’s a fast track to a rotten deck.
Ventilation underneath. You want airflow under the deck, ideally around 450mm of clearance where the site allows, so the underside can dry out. A deck built too close to the ground with no airflow traps moisture and rots from below where you can’t see it. This is the single most common reason I see decks fail early.
None of this shows up in a photo. All of it shows up in year 10.
Getting it right the first time
If you’re planning a deck anywhere around Waipu, Waipu Cove, Langs Beach, Bream Bay, Ruakaka or the wider Whangarei area, the material is the fun decision. The build details are the one that matters.
Pick your timber based on how much maintenance you actually want to do, be honest with yourself about that, and then make sure whoever builds it is specifying the right fixings, the right spacing and proper ventilation for a coastal Northland site.
